- ✅ Clear Height: 16ft to 18ft minimum clear ceiling height for pallet racking and mezzanine additions.
- ✅ Concrete Slab: 5-inch 4,000 PSI reinforced concrete floor rated for 5,000 lb forklift wheel loads.
⚡ Utilities & Electrical Submetering
- ✅ Electrical Service: Dedicated 200A 120/208V 3-phase panel in every bay; tenant opens direct utility account.
- ✅ HVAC / Heating: Gas suspended unit heater or high-efficiency heat pump mini-split in office buildout.
- ✅ Restroom: ADA-compliant private half-bath with electric water heater inside each unit footprint.
📜 Triple Net (NNN) CAM Pass-Through
- ⚠️ CAM Scope: Real estate property taxes, building casualty insurance, parking lot snow removal, and landscaping.
- ⚠️ Annual CAM Reconciliation: Billed monthly on pro-rata square footage basis with true-up audit within 90 days of year-end.
- ✅ Roof & Structure: Landlord remains strictly responsible for foundation, structural steel frame, and roof membrane.
🚫 Prohibited Uses & Environmental Compliance
- 💎 Automotive Repair: Zero major spray painting, engine degreasing, or oil drainage without specialized sand/oil interceptor.
- 💎 Outdoor Storage: All materials, commercial vehicles, and tools must remain completely inside the bay footprint overnight.
- 💎 Residential Habitation: Zero overnight sleeping or residential conversion permitted by municipal industrial zoning.
